Quartier Bleu, an innovative and ambitious project developed by Matexi and Chateaux Real Estate recently opened its door to the public in Hasselt. For Cushman & Wakefield, there were many benefits working on that project but as were the challenges that accompanied it. 01. THE OPPORTUNITY

Quartier Bleu is a brand new residential and shopping complex with a unique location in the city center of Hasselt along the ‘Blauwe Boulevard’. Since the beginning of the project in 2012, Cushman & Wakefield has enjoyed a close partnership with their developers Matexi and Chateaux Real Estate.

With 22,500 sq m retail space, 3,000 sq m dedicated to Food & Beverage and approximately 400 apartments, the client needed a strong actor to advise them in defining the best commercial mix strategy and once done applying it in finding the suitable operators that will be part of this exceptional project.

However, it has not always been an easy journey. Indeed, the teams had to prove their capability to reinvent themselves through different scenarios such as for example, demonstrate to the city center of Hasselt that Quartier Bleu had to be seen as an extension and a real added value rather than a commercial threat.

02. THE SOLUTION

C&W Retail Agency teams were assigned for strategic advice with the mission to ensure that with the success of Quartier Bleu, Hasselt becomes once again one of the main shopping points of Limburg.

Immediately, an efficient internal collaboration has been established between the High Street and the Shopping Centers teams as well as the Cross-Border Retail team, which permitted to use local, national and international market knowledge and relations to secure and realize a unique retail mix in adequation with this innovative project.

This long-term partnership between C&W and the developers allowed our teams to understand the real needs and expectations from the beginning and permitted a permanent monitoring and relevant advising regardless of the market evolutions.
